What determines the price
Six factors determine the quote. Providing them up front produces a faster and more accurate figure.
Square footage
Square footage is the largest factor. Mobilization and setup cost the same for any floor, so the cost per square foot falls as the floor grows.
Open versus racked area
Open floor costs the least per square foot to scrub. Racked aisles, equipment, and fixtures require hand-finished edges and are priced accordingly.
Soil load
Dust is the fastest condition to remove. Forklift tire marks require chemistry made for rubber and more time on the floor, and oil-soaked concrete requires a degreaser and more time still.
First scrub versus maintenance
A floor that has never been machine-scrubbed carries years of buildup. The first scrub is the most expensive visit, and each visit after it costs less.
Frequency
Recurring programs are priced per visit at a fixed rate below the one-time rate, with month-to-month terms after the first 90 days.
Scheduling
Nights, weekends, and between-shift windows are standard scheduling and carry no surcharge.

Why quotes are per job
Two floors of the same size can require very different work. An open, sealed slab with light dust may be a three-hour visit, while a racked, unsealed floor with years of tire marks and oil at the dock apron may be a two-day project. A single published rate would either overcharge the first or underprice the second, so each floor is quoted on its own conditions.
